GOODBYE AND HELLO!!

GOODBYE

It is time to say goodbye to the chairperson and director of the Free State Region.  Marius du Toit decided to scale down on his activities and to have more peaceful years before retiring permanently – and resigned as director.

All his co-directors and Nama as a whole, wishes him all of the best for the years to come and would like to thank him for his input and efforts in building the Sectional Title Industry in the Free State as well as promoting Nama.  Thank you very much Marius and we wish you all of the best for the years to come and a wonderful Festive Season and New Year!

HELLO HELLO!!

Congratulations and welcome on board to Hennie Giani who was elected as the new chairman and director for the Free State Region at their AGM on 22 November 2007.

We would like to welcome Hennie and assure him that we at Nama need the younger generation to join in and are really looking forward to working with him.  Perhaps you can even teach the “old dogs” some “new tricks”!!

SECRETARY  -  FREE STATE REGION

Congratulations to Ashley van Greunen of Omni Estates, whom did their committee elect as Secretary for the Free State Region.

Thank you Ashley for devoting your time and energy to the region as well as to Nama.


AT LAST!!!!

Eventually we did it!

The Gauteng Region now has its own Secretary.   A warm welcome to Johan van Rensburg who will be joining our ranks as from 1 December 2007.

Johan is a B-Comm Personnel Management Graduate from the University of Pretoria and also holds a Diploma from Unisa (SBL) in Labour Relations Development.  Johan also speaks the Zulu language, which is a very positive aspect for the image of our Industry as well as for Nama.  Welcome Johan, we are looking forward to working with you and applying your expertise to the benefit of Nama.

NEWS FROM THE WESTERN PROVINCE REGION

At the AGM of the Western Cape Region on 27 November Franz Holm has been re-elected as Chairman of the Western Province Region for 2008.  Chris Farley, Jacques Du Preez and Aslam Nordien have been elected as committee members for the coming year.  Congratulations to you all and thank you for keeping the Managing Agents’ Industry going in your Region and for supporting and assisting Nama – we know that it takes up a lot of your own time and therefore appreciate it so much more!

RATES INCREASES COULD REACH 400%

Sectional Title owners will have to be rated at between 25% and 40% of ordinary residential owners, or their rates will go up by as much as 400% more than they paid before the Rates Act was applied.

Q:        Can the Trustees and/or the Managing Agent of a Sectional Title complex amend the Body Corporate Budget?

A:        Given that individual unit owners will now pay their property rates directly to the municipality and not as part of their levies, it is evident that the Body Corporate budget should be amended  accordingly.

Body Corporate budgets are approved, with or without amendment, at the annual general meeting of unit owners as contemplated in the management rules.  Given that it is the unit owners who approve the budget, it stands to reason that it can only be the unit owners who may amend the budget.

Thus, neither the trustees nor the managing agent has the authority to amend the Body Corporate budget.
