AGM AND DIRECTORS MEETING
The AGM of Nama will be held in Ballito (or Durban) on 19 October 2007 followed by a directors meeting.
The AGM will be preceded by a seminar. More details will follow at a later stage.
You are invited to inform the National Secretary before 15 September of any items you would like to be discussed at the AGM and/or the Directors meeting.

SEPARATE RATING OF S/T UNITS
With the introduction of individual rating of S/T units in Cape Town Metropole from 1 June 2007, owners of units expected to receive an amended (and decrease in) levy statement from that date. BUT DID THEY??

More than 300 people completed the UCT/Paddock course during 2006 and 20% of these students were Estate Agents wanting to learn more about sectional titles.
During the period December 2006 to May 2007 a total of 54 students were staff members of our Nama members!!

“I would like some advice please.
If termites are found inside a unit, who is responsible for the eradication thereof?
If the termites are seen outside on common property and a day or two later inside a unit, who is then responsible?
I hope you can help me with this please.

MEMBERSHIP FEES
Many of our members pay their membership fees upfront for a year and then forget to check when the year lapsed.

INSURANCE – CHANGE THE RULES!!!
The following e-mail was received from one of our members which are self explanatory.

And if the outcome is positive in favor of such a change to the Rules it can be taken to the next Regulation Board meeting!!
“I have just finished the UCT course and found it enjoyable if quite tiring for old guys like me!
One of the tasks we were set involved drafting a Rule (Either Conduct or Management) for submission to the Board for approval insertion into the Act.
This gave me a chance to put forward one of my ideas.
There are times when Trustees try to cut costs and besides our management fee they have, on more than one occasion, targeted insurance premiums. Despite our warnings of dire consequences of under insuring they still go ahead. We therefore drafted the following Rule to be inserted into the Management Rules just after 29(1) (a) to read:
"The Trustees shall ensure that the buildings and all improvements to the common property are:
(I) Re-valued by a registered value of property every three years - from the date of establishment of the Body Corporate.
(ii) Full replacement value thereof is adopted into the existing insurance policy."
It would be interesting to see what comments we get to the above from other NAMA members.
